How much does Steelblox charge for its Modular Home & Commercial Products?


Steelblox offers modern modular homes and commercial products at a variety of price points. During the design phase, we work through finish and trim package selections with you, until a final proposal is accepted. Because site conditions are always unique, no two projects are ever identical, and total project prices will always differ. Our base prices for our residential models range between $250 and $350 per sq ft. for the modular portion of the home (see table below for 3 key elements of project cost).

Commercial models vary greatly based on the program and intended use. A Commercial Kitchen as an example will have significantly more Tenant Improvements than a Retail Clothing or Office Space build out. We do have pre-design commercial models for common use applications, and those costs are available on our product pages. Commercial modular projects outside the scope of our models are custom bid using the aforementioned process.

In addition to the prefab modules themselves, there are soft costs for design, engineering, permitting, site costs, foundation, excavation, utilities and site completion and costs for transportation. These costs vary based on site, location, and design and are determined on a per project basis. For most projects, particularly those in locations with high local labor costs, we find that soft costs and site costs are equal to or greater than the factory built modular portion of the project. For a higher end Modern Modular Home it is not uncommon to exceed a total cost $500 per sq ft.

 Costs can and will vary depending on your site, topography, and location. These variable costs include local permits, impact fees, utility connections, septic, well, and access roads, which are further refined once plans have been developed specific to your project.

Soft Costs
15-25%

Soft costs include a mix of fees primarily based on the jurisdiction your construction site is governed by. As a Certified Modular Builder, we offer options for permitting that are faster than site built construction, and will typically include some or all of the following:


• Feasibility Study
• Site survey
• Geotechnical soils analysis
• Architectural design
• Structural engineering
• Permit coordination
• Utility connection fees
• Permit and impact fees
• MEP engineering
• Pre-Construction Bidding


City fees associated with obtaining a building permit can vary greatly depending on jurisdiction, and are determined during the feasibility process.

Factory Costs
40-50%

Costs for prefabrication work done in our factory includes interior and exterior finishes:


• Shell Fabrication
• Roof Systems
• Door & window Packages
• Siding
• Cabinets
• Flooring
• Tile
• Plumbing and lighting fixtures
• Countertops
• Plumbing


Appliances are customizable to fit a client’s budget, aesthetic, and lifestyle, so these are not included in the modular costs. Base modular pricing is available for each predesigned model. Our beautifully curated pre-designed trim packages are available for those wishing to minimize custom interior design fees.

Site Costs
25-45%

Site costs are unique to every project and will include some aspect of each of the following:


• Site prep work, including excavation
• Utilities 
• Foundation
• Shipping the modules to the site from the factory
• Installation of the home
• All on-site finish work, including connecting the modules at the seams
• Utility connections
• Additional site-built components such as decks, exterior stairs, and paint
• Landscape & Hardscape


Site work costs vary based on a variety of factors, including the condition of your land, topography and soil, total number of modules, and complexity of the project.
